* The staging process

We start by determining what interior upgrades you may need. We analyze your space. We analyze your market competition. And finally, we analyze your target audience. All of these elements are integrated and portrayed in the project list. We will meet with you to discuss your objectives and expectations from the sale of your home. The consultation will allow us to take a fresh look at every room and discuss the use of space, light, color, furnishings and accessories. We will confer upon how your home presents to a potential buyer, as well as discuss how well your home compares to its’ market competition.  Our discussions will include measures to create room views absent of distraction. PLEASE ALLOW 1.5 HRS. FOR THE HOME STAGING CONSULTATION. If you are interested in a written customized report of the consultation, reports are available to you for an additional fee.

* Staging space planning

Whether your home is furnished or vacant, we handle everything for our clients.  At the time of the consultation, we photograph the interior of the home and advise room-by-room furnishing and accessories. Lead-time for home staging is approximately 7-15 days from your acceptance of the contract and receipt of your deposit, however; the time frame for home staging will be ultimately determined by the completion of any interior preparations that your home may require.

 

* Move in home, condo, apartment decoration or redecoration

Through collaboration with my clients, we compose a personal aesthetic of elements from their lifestyle, surroundings and possessions. Our unique background gives me the ability to intertwine the artistic, intuitive and playful with the practical and environmental aspects of a design project. Evaluation of current space and furniture needs. Furniture recommendations and specifications. Cost estimates for floor, carpet, wall and window treatments, re-upholstery and more. Arrange delivery and set-up. Accessories including lighting and indoor landscaping. Organizing help with your closet.

 

* The design process    

• Requirements by you and/or your project – What are your wants or needs? What’s your goal? Is the objective to make your project more habitable, more marketable, more profitable or all of the above? We’ll look at your budget and take it into account when we start planning your “bang for the buck”

• Concept development – The scope is defined, budgets & timelines are set and design development can begin

• Design presentation – tangible evidence of our creative process is presented for your review; chances are that we’ve hit the nail on the head, however, there’s still room for your feedback. Following any revisions, work can begin

 

* Design deliverable

• Space planning – traffic patterns, furniture layouts, floor delineations, human interaction and other considerations are determined and documented

• Specification lists – an outline of materials & their placement; used for budgeting and purchasing

• Color boards – a formal display of materials to be used in your project

 

* Project management, administration and other resources

• Cost analysis – quotations provided to support the design

• Purchasing – the best product at excellent negotiated prices and sources for the latest in quality finishes, furnishings, artwork, and accessories

• Artists – in house, on staff, exceptional talent and creativity

• Diversity – not just in the spaces we create, but also the personalities who are our clients

• Project management - site observation; liaise with trades, and suppliers
